New requirements regarding fire alarms!

The Governement of Québec has adopted a new Safety Code (CNPI 2010, modified Québec) which came into force March 18, 2013. This code is enshrined into Chapter B-1.1 of the Building Act.
These requirements apply to buildings over 2 storeys height and/or over 8 dwellings. The following link will direct you to a personalized path in order to identify which requirements apply to your property.

In order to comply with this regulation, you shall:
- Conduct regular alarm system inspections and testing in accordance to ULC/CAN — S536-04 standards Inspection and testing of fire alarm devices. Notwithstanding daily and monthly inspections in compliance with this regulation; annual alarm system inspections and testing shall be conducted by a qualified and certified professional;
- Make sure automatic sprinkler system, fire alarm system, door closers as well as emergency equipment are all operational and secure;
- Ensure that building complies with applicable regulations according to year of construction or alteration;
- Have an evacuation plan and procedure;
Conduct emergency exercises and fire drills at least once a year.
Buildings and facilities coming under the chapter
- The following types of buildings fall into the new regulation of the BCSC:
- Any private seniors’ residence which is subject to the certification of the ministère de la Santé et des Services sociaux;
- Residential occupancy (sleeping rooms): multiple-unit buildings or buildings held in co-ownership, of more than 2 storeys and comprising more than 8 units; rooming houses of 10 rooms and more; hotels and motels;
- Assembly occupancy that accommodate 10 persons or more: childcare centres, restaurants, entertainment buildings, schools;
- Mercantile occupancy whose total floor area exceeds 300 m2;
- Business services occupancy of 3 storeys and more;
- Underground or aboveground multistorey garages with a concrete slab whose driveable portion is not laid directly on the ground;
- Health care occupancy: hospitals, residential and long-term care centre, residential board and care occupancy lodging 10 persons or more;
- All water cooling towers are subject to the regulation for the maintenance of water cooling towers.
